Reservations
Availability: Bookings are subject to accommodation availability and payment confirmation.
Confirmation: Guests must complete the corresponding payment according to the specific conditions of each accommodation.
Rates: Booking rates, cleaning fees, and other charges are those displayed at any given time on the accommodation's page.
Taxes: All prices shown include VAT at the legal rate in force.
Payment Methods
Options: Payments for reservations can be made via bank transfer.
Specific Rules: Guests are also subject to the specific rules indicated on each accommodation's webpage.
Pre-Check-in
Notification: After completing the reservation, the holder will receive an email and/or SMS from Monte Garcia Nunes with booking confirmation and important information regarding the accommodation and available additional services (such as transfer services or extra cleaning).
Accommodation Form: Guests will be requested to complete the Accommodation Form (Boletim de Alojamento), which is essential for stay preparation.
Required Information: The Accommodation Form will request the estimated arrival time, total number of guests, linen and towel preferences, and mandatory data for border control authorities.
Guest Limit: Guests must state the exact number of people staying. The number of present guests cannot exceed the booking limit. If exceeded, Monte Garcia Nunes reserves the right to demand immediate evacuation without compensation or refund.
Form Responsibility: Monte Garcia Nunes is not responsible for incorrect or missing information in the Accommodation Form.
Information Alteration: Any attempt to alter or tamper with the provided information will invalidate the form and may result in booking cancellation.
Cancellation Policy
Overbooking: In case of overbooking, the guest expressly accepts that Monte Garcia Nunes may relocate the booking to an equivalent or higher category accommodation. This guarantees that quality will not be lower than initially reserved, at no extra cost and without right to compensation.
Conditions of the Stay
Age Requirement: The reservation holder must be at least 18 years old and remain at the accommodation during the entire stay.
Minors: Guests under 18 can only stay when accompanied by an adult responsible for the reservation.
Contact Data: The reservation holder must provide a valid address, phone number, and email address.
Pets: Pets are not allowed (regardless of breed, size, or age) unless expressly stated otherwise in the accommodation conditions. If an unauthorized animal is found, Monte Garcia Nunes reserves the right to request immediate departure without refund.
Smoking: Smoking is strictly prohibited inside the accommodation.
Foreign Citizens: Under Portuguese law, the stay of foreign citizens must be reported to border control authorities. Identification data must be provided before check-in via the Accommodation Form.
Damages: Guests must immediately report any existing or occurring damage during the stay, even if considered normal wear and tear. Failure to report may result in liability for damages.
Additional Services
Options: Monte Garcia Nunes may provide additional services, namely additional cleaning and laundry.
Availability: All additional services are subject to prior request and availability.
External Providers: Monte Garcia Nunes is not responsible for services provided by external suppliers.
Check-in and Check-out
Identification: Identification documents of the reservation holder and foreign guests will be requested at check-in to confirm the provided information.
Check-in Time: Unless stated otherwise, check-in takes place between 15:00 and 00:00.
Check-out Time: Check-out must be completed by 12:00. Guests are requested to inform their estimated departure time in advance.
Key Drop: If a staff member cannot be present at check-out, keys must be left inside on the main table, and the door must be closed. Keys must never be left in the lock.
Overstaying: If guests refuse to leave after the deadline, Monte Garcia Nunes reserves the right to take necessary measures, including removing belongings and replacing locks, with all costs borne by the guest.
Schedule Changes: Any changes to entry/departure dates or times must be authorized in advance by Monte Garcia Nunes. Unauthorized delays may result in a charge equivalent to one night's stay, deducted from the deposit.
Keys Provided: Only one set of keys is delivered at check-in. All keys must be returned at check-out.

- Emergency call-out (09:00 to 18:00): €10
- Emergency call-out (18:00 to 09:00): €25
- Locksmith: If a locksmith's intervention is required, all costs will be supported by the guest.
- Forgotten Items: Monte Garcia Nunes is not responsible for objects left behind. Found items may be returned to the owner when possible, with all shipping costs supported by the guest.
Cleaning, Linen, and Towels
Preparation: The accommodation will be carefully cleaned before guest arrival.
Base Service: The base service includes one set of towels, bed linen, and basic hygiene products per reservation.
Extra Linen: Additional cleaning services and replacement linen/towels can be requested at an additional cost.
Housekeeping: Guests must keep the accommodation as clean and organized as possible, leaving it in good condition at check-out to allow preparation for the next guests.
Waste Disposal: Trash must not be left inside, by the door, or outside the building. It must be deposited in public waste containers.
Equipment, Furniture, and Belongings
Malfunctions: If any equipment malfunctions or if there are questions about its use, guests should contact Monte Garcia Nunes.
Alterations: No alterations to the accommodation, furniture, or equipment are permitted.
Property: All goods in the accommodation belong to the owner and cannot be removed or displaced during the stay.
Maintenance and Special Requests
Issues: Any technical problem (electrical faults, equipment failures, water leaks, etc.) must be reported immediately via phone or email.
Resolution Time: Depending on the occurrence, resolution may take up to 72 hours or more if it depends on external suppliers.
Access: Respecting guest privacy, Monte Garcia Nunes reserves the right to access the accommodation whenever necessary for inspections, repairs, maintenance, or emergency situations.
Extra Beds: Extra beds and baby cots can be provided upon prior request, subject to availability.
Noise, Illegal Activities, and Security
Quiet Hours: In accordance with current legislation, the nightly rest period is between 22:00 and 08:00. Guests must avoid any noise that could disturb other occupants or neighbors. [1, 2, 3, 4]
Building Noise: Guests must avoid making noise, particularly when entering or leaving the accommodation or the building where it is located, when applicable.
Illegal Use: Reservations intended for the practice of illegal or immoral activities are not accepted.
Holder Liability: The reservation holder is responsible for the behavior of all guests included in the booking, committing to ensure compliance with the law and these terms of use.
Address Privacy: It is forbidden to disclose information, photographs, or other content that could identify the address of the accommodation or the identity of the owner, even if that information is public. [1]
Personal Safety: Each guest is exclusively responsible for their own safety during the stay and must follow all instructions provided by Monte Garcia Nunes at check-in.
Risk Reporting: Whenever any risk to safety or health is identified, the guest must immediately inform Monte Garcia Nunes.
Departure Check: When leaving the accommodation, guests must ensure that all gas appliances are turned off, as well as lights, air conditioning, central heating, and that all windows are properly closed. [1, 2]
Liability
Scope: The liability of Monte Garcia Nunes is limited to services directly related to the accommodation and the guests' stay.
External Factors: Monte Garcia Nunes cannot be held responsible for situations external to the accommodation, such as nearby construction work, noise from public roads or neighbors, cleaning and maintenance of the building's common areas, or any other circumstances beyond its control.
Media Disclaimers: Photographs and descriptions of the accommodation are intended to represent the property as accurately as possible. Minor differences in decoration or equipment layout may exist, without prejudice to the general quality of the accommodation or the amenities provided.
Surroundings: Monte Garcia Nunes will not grant compensation, refunds, or changes of accommodation for reasons related to the external environment, location, or aesthetic aspects of the area where the accommodation is located. It is the guest's responsibility to ensure, prior to booking, that the location meets their expectations.
Incidents & Utilities: Monte Garcia Nunes cannot be held responsible for direct or indirect damages occurring during the stay, including personal accidents, theft, robbery, criminal behavior, fires, or failures in the supply of water, electricity, gas, internet, or other essential services.
Crime Reporting: Any situation involving theft, robbery, or criminal behavior must be reported immediately to Monte Garcia Nunes and the competent police authorities.
Third Parties: Monte Garcia Nunes cannot be held responsible for delays, accidents, schedule changes, or failures attributable to external suppliers, nor for errors, omissions, or incorrect information provided by third parties or contents of external pages used to make reservations.
Eviction: Whenever guests fail to comply with these General Conditions or adopt inappropriate behavior, Monte Garcia Nunes reserves the right to demand their immediate departure from the accommodation, without right to any compensation or refund. [1, 2]
Legislation and Force Majeure
Contract Parties: This contract is entered into between the guests and Monte Garcia Nunes, the entity responsible for managing the accommodation.
Occupancy Right: This contract grants guests the right to temporarily occupy the accommodation during the reserved period and under the agreed conditions.
No Tenancy: Guests do not acquire any property or tenancy rights over the accommodation.
Unforeseen Events: If, due to unpredictable reasons beyond the control of Monte Garcia Nunes (such as fires, floods, water pipe bursts, gas leaks, or other force majeure events), the reserved accommodation becomes unavailable, every effort will be made to provide an alternative accommodation with similar characteristics.
Refund Option: If the guest does not accept this alternative, they will be refunded the amount paid for the unused days of the reservation, with no obligation to pay additional compensation.
Lost Property: Monte Garcia Nunes cannot be held responsible for objects forgotten or stolen in the accommodation. [1]
Amendments and Applicable Law
Updates: Monte Garcia Nunes reserves the right to alter, update, or modify these General Conditions at any time, whenever necessary.
Guest Verification: It is the responsibility of the guests to consult the latest version of these conditions before making a reservation.
Implied Acceptance: By making a reservation, the guest is considered to fully accept these General Conditions and any amendments introduced in the meantime.
Consumer Rights: These General Conditions do not prejudice the legally recognized rights of consumers.
Jurisdiction: These General Conditions are governed by Portuguese law. For any dispute arising from the interpretation or execution of these General Conditions, the Portuguese courts shall have jurisdiction, in accordance with applicable legislation.
